Martyn’s thoughts on Penybontbren

Well, where do I start with this property, the location perhaps? 

Penybontbren is rural, set well off the road, but it’s still easily reached, being only a mile or so from the ‘A’ road from Lampeter to Carmarthen.  On a nice day, I’m sure it’s a lovely stroll to the local pub just down on the main road, not that I’ve been there! 

Being rural, it was really peaceful whenever I’ve been and I can imagine the view of the night sky with no light pollution – I think this is something people don’t appreciate until they get out into the country. 

The property nestles below Llanllwni Mountain – a well known hill which offers acres of open moorland and is the gateway to Brechfa Forrest with plenty of walking, mountain biking and horse riding.  From the back of the house the view leads up towards the hill with just open countryside. 

And what of the house?  Well I hate to use the character cliché, but this house has got lots.  Most of the internal walls are still of the original matchboard construction.  The old stables have been incorporated into the cottage, but a couple of the old stalls have been retained as a feature, the old range still exists.  Anyway, it all adds up to a lovely country home – in my opinion.  I guess lots of people won’t appreciate a walk-through bedroom.  Well I have to say, that the room you walk-through to would make an ideal dressing room and en suite, and I’d use the games room as a 3rd bedroom if I needed it.  Or, perhaps the games room could be a room to let for B&B – its set in such a lovely spot to relax and equally to get out and enjoy the environment. 

If the idea of B&B is of interest, then the old stone barn offers lots of potential.  It would make a fine let, and because it lies to the front of the house and could be made to ‘face away’ from the house, it would still maintain your privacy.  But it would make a great studio or games room or even a really nice workshop. 

The vendors have until recently used the smallholding to run a business ‘Penybontbren Herbs’.  Look it up on Google.  Everything is in place ready to carry on, but the business isn’t being sold as a going concern!  However, if you fancy growing herbs as a lifestyle, I’m sure for a couple, this could be a great way of making your income.  I don’t have a clue about turnover, but I’m sure the owners will have a chat about what they used to do. 

If you just want a degree of self sufficiency, look no further – poly-tunnels, chicken runs, pig sty and run, paddock - all set up ready.  Why not come and have a look...
