Fairview is an approx. 15 acre smallholding in need of much work. The house is in need of total refurbishment or, subject to consent, rebuilding. There is also a range of outbuildings which are in various states of repair.
The land is, in the main, sloping pasture in two enclosures. One of around 12.5 acres and one of around 2.5 acres. The lower boundary of the smaller field is wooded.
Located in the corner of one enclosure, close to the house, is a mobile home, suitable for accommodation whilst working on the house.
The whole is set in a lovely quiet, tucked out of the way location yet within a short (10 minute) drive of the town of Haverfordwest. Equally, the ever popular village of Solva is just a few miles whilst Newgale Beach is around 8 miles away and the delightful 'city' of St Davids just a few miles further, whilst the charming seaside villages of Little Haven and Broad Haven are also equally as close.
For those wanting to develop something special, this might just be the place. These types of property do not come to market very often.
The house is a small two story house built, we understand, in the 50s or 60s. It is of single skin construction and ideally would be replaced by a more modern, better constructed house, although planning for this would need to be sought.
Alternatively, the existing property could be extended and improved. Again, planning for this work would be required.
The house sits on a minor, single track country lane. A gated access from the lane leads in to one side of the house and there is plenty of parking / turning space. The house has plenty of garden around two sides of it, including some old apple trees.
The entrance also gives access to a mobile home. This is suitable for accommodation whilst work is done on the house. The mobile home has a wooden extension to one side to provide additional living space.
Both the house and mobile home sit to the lower boundary of the main enclosure of land.
Across the lane from the house is a yard with gated access onto the lane. The yard contains a number of buildings in various states of repair. It includes a traditional hay barn and a range of block and corrugated sheds.
The land is split into two main enclosures.
The house and mobile home are located in one which extends to approx. 12.5 acres in all (tbc). This is a gently sloping field of pasture with mature hedge boundaries.
The second enclosure is across the lane with the yard. This is of approx. 2.5 acres (tbc) and again is sloping. The lower boundary of this enclosure is wooded.
This smallholding offers plenty of potential. It is set in a quiet location with lovely views over open country. It has no immediate neighbours. The real benefit is its nearness to the beautiful Pembrokeshire coast and to the main town of Haverfordwest and yet, it is so tucked out of the way. If you want a project then this has to be worth a good look.
From Haverfordwest, take the A487 in the direction of St Davids. In the village of Pelcomb Cross, turn left just after the pub onto a lane signed for Lambston. Follow this road for perhaps a mile and you will see a fork in the road in front of an old church with the village sign against the wall of the graveyard. Fork right here and follow the road to the end. At the T junction turn right and follow the road for several hundred yards. Ignore the first left turn, but take the second (shortly after a bungalow on the right). The turning is very easily missed. The house is the first on the left about 200yds along,
the yard is on the right, opposite the house.
